It's a no brainer that this area will be cleaned up eventually when a building or park space is developed. It's owned by WFIQ and in between WFIQ and WSSU.....
The Bath Branch emerges from underground south of the railway that crosses over Research Parkway:

I would imagine this is not an easy summer venture, thanks to all the kudzu, the snaky hiding places, and the steep ravine the branch flows through:

An interesting find and well worth the stroll from downtown to get there, if for no other reason than to see if the falls could be located.
